The River Thurne Tenants Association (RTTA)

Protecting the interests of riverside property owners since 1948

1.0 The ASSOCIATION shall be called THE RIVER THURNE TENANTS ASSOCIATION

2.0 The OBJECTS of the Association shall be to further, to protect and to enhance the interests of lessees and freeholders of any property on the rand of the River Thurne being members of the Association

3.0 The MANAGEMENT AND CONTROL of the Association shall be vested in an elected Committee that shall consist of up to twelve members.

3.1 Subject to termination of office by resignation or otherwise such Committee to remain in office until its successors take office at the first Committee meeting after the Annual General Meeting or a Special Meeting called for the purpose

3.2 The Committee shall be elected by members present and entitled to vote at the Annual General Meeting or a Special Meeting called for the purpose

3.3 Subject to 3.0 the Committee shall have the power to fill casual vacancies by co-option

3.4 The Committee shall have the power to grant life membership of the Association to any individual who, by virtue of his/her special knowledge, experience and/or expertise, the committee feels would benefit the objects of the Association

3.5 Retiring members shall be eligible for re-election

4.0 SUBSCRIPTION shall be such sum or sums as the Members shall decide on the recommendation of Committee at the Annual General Meeting

5.0 Every bungalow/plot owner and his/her partner shall be entitled to Membership of the Association but for voting purposes each plot shall have one vote only

6.0 The FINANCES of the Association shall be managed by an Honorary Treasurer who shall keep account of all income and expenditure and shall submit accounts duly audited to 31st July each year at the Annual General Meeting

6.1 Bank accounts shall be in the name of the Association and withdrawals shall be made in the name of the Association against the names of any two of the Chairman, Honorary Secretary and Honorary Treasurer of the Association

6.2 An accountant or competent person not being a member of the Committee of the Association shall be appointed annually at the Annual General Meeting to audit the accounts and books of the Association

6.3 The Association may only be DISSOLVED at a General Meeting of the Association or failing a quorum by the Committee of the Association existing at the time

6.4 Any Assets remaining on Dissolution of the Association after satisfying all outstanding debts and liabilities shall be disposed of at a General Meeting of the Association or failing a quorum by the Committee of the Association existing at the time

7.0 A GENERAL MEETING of the Association shall be held not later than the first day of December in every year to transact the following business

7.1 To receive and to adopt a statement of the Association’s affairs to the end of the preceding year

7.2 To consider and if approved sanction any duly made alterations to the CONSTITUTION

7.3 To elect a committee of up to twelve members

7.4 To deal with any special matter or matters which the Committee desire to bring before members and to receive suggestions from the members for consideration by the Committee

7.5 NOTICE convening the ANNUAL GENERAL MEETING shall be sent to the members not less than twenty-one days before the meeting and shall specify the matters to be dealt with

8.0 A SPECIAL GENERAL MEETING may be convened at any time by the Committee and shall be convened not less than twenty-eight days from the receipt of a requisition in writing signed by not less than ten members specifying the object of the meeting for any of the following purposes

8.1 To consider and if approved sanction any duly made alteration of the CONSTITUTION

8.2 To deal with any special matter the Committee may desire to place before members

8.3 To receive the resignation of the Committee or to remove any member or members of the Committee from office and to fill any casual vacancy

8.4 To deal with any special matter which the members requiring the meeting may desire to place before the Association

8.5 NOTICE of a SPECIAL MEETING shall be sent to the members not less than twenty-one days before the meeting and shall specify the matters to be dealt with

9.0 The Committee shall elect Officers from its number at its first convened meeting after the Annual General Meeting

10.0 At Committee meetings five shall form a QUORUM

11.0 At General Meetings twenty shall form a QUORUM

12.0 A CHAIRMAN shall be elected by the retiring committee to preside at the annual general meeting and in the event of an equality of votes he/she shall have a vote additional to any deliberative vote he/she may have already cast.

13.0 Any matter not provided for in the Constitution of the Association shall be dealt with by the Committee whose decision shall be deemed final

RTTA Constitution

The River Thurne Tenants Association's Constitution has been duly amended twice since 1984. It is re-visited regularly to ensure that it meets the current needs and purposes of the Association.
